DO NOT BUY AT Fluvial. There is no way to hang out with children on the street, cars are speeding day and night, police do not care, drivers assault you when you try to park slowly in your own garage. 3 of my next door neighbors have 5 dogs total and they bark day and night. I can not even hear the TV in my bedroom. Do not buy at fluvial or you will regret forever. It's nice to see how an entire area is created out of nothing at Versalles, but it's a shame for all the green area that connected between Versalles and Pitillal. I remember when hundreds of cows used to stick around that area, not to mention the hundreds of other species that used to live there. Anyways, Fluvial is a shortcut from Pancho Villa to Marina and besides its usefulness it is very "fresh" and nice looking. I agree, that corner of pv is one of the best places to live in Vallarta.
